Commercial roofs fail differently from residential ones. They are usually low-slope rather than pitched, which means water leaves by drainage rather than by gravity alone, and they are typically crowded with equipment — units, curbs, conduit, vents — each of which is a penetration through the waterproofing.
The consequence of a leak is also different. On a commercial property it interrupts operations, damages stock or equipment, and can involve tenants. Low-slope systems
Most commercial roofs in the area are single-ply membrane — typically TPO or EPDM — or a modified bitumen system. Each behaves differently: single-ply membranes are heat-welded or bonded at the seams and largely fail at those seams and terminations, while modified bitumen is installed in layers and tends to fail at laps and at flashings.
Identifying the existing system correctly matters, because repair materials have to be compatible with it. Patching a TPO roof with a product intended for EPDM produces a patch that will not bond and a leak that returns.

Drainage and ponding
Low-slope does not mean flat. These roofs are designed with enough slope, or enough tapered insulation, to move water to drains or scuppers. When water is still standing days after rain, either the drainage path is blocked or the slope is not doing its job.
Ponded water is a genuine problem rather than a cosmetic one. It adds sustained load, accelerates membrane degradation, magnifies UV exposure, and in winter it freezes and expands into seams. Clearing drains is basic maintenance; persistent ponding away from drains usually indicates a deflection or insulation issue that needs addressing directly.
Penetrations and equipment curbs
Every rooftop unit, vent, pipe and conduit support is a hole through the waterproofing that has been detailed to keep water out. Those details are where commercial roofs leak. Sealant at a curb has a service life measured in years, not decades, and the roof around equipment gets walked on by everyone servicing it.
Work by other trades is a recurring cause of damage: a new conduit run fastened straight through the membrane, or a unit serviced by someone dragging tools across it. Checking penetrations after other contractors have been on the roof is worth building into a maintenance routine.
Planned maintenance instead of reactive repair
A commercial roof benefits from being looked at on a schedule — typically before and after winter — with drains cleared, seams and terminations checked, and penetration details reviewed. Most membrane failures give visible warning well before water comes through.
Documented inspections also give you a record of the roof's condition over time, which supports budgeting for eventual replacement rather than being surprised by it.

We plan around occupancy. Most low-slope work happens entirely on the roof, but access, noise and any work over occupied areas should be scheduled deliberately, and we will agree that with you before starting.
How often should a commercial roof be inspected?
Twice a year is a reasonable baseline — before winter and after it — plus a check after any significant storm and after other trades have worked on the roof. Drains should be cleared as part of that.
Do you handle roof coatings?
Where the existing membrane is sound and the failures are localised, a compatible coating system can extend service life. It is not a fix for a saturated or failing roof, and we will tell you plainly if the roof underneath is not a suitable candidate.
